Pre-purchase roof surveys for homes and businesses in Baffins
A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Common reasons to book are ponding, blisters or splits on a flat roof and quick fixes on flashings and valleys, across chimney stacks, gutters and downpipes and flat-roofed extensions and dormers.
Houses in smaller places like Baffins can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather normally shows first. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
We keep jargon out of it: where something needs attention, it says so plainly.

Baffins: your questions answered
Do you cover smaller places like Baffins?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does being near the coast affect roofs in Baffins?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How long will you be at the property?
On site, it normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. A visit to a smaller place like Baffins is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- For flats, check roof access has been agreed
- Have keys ready for side gates, garages or roof access doors
- Let us know about any leaks, stains or damp patches you know of

Advice
Why act early in Baffins
Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. Around Baffins, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
What you get with us
- Thermal imaging and drone inspection where they help
- Packages from £150, including VAT
- Visits on any day of the week
- Drone flown under a CAA Flyer ID and Operator ID

Buying a home or a new roof in Baffins
Baffins is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as Church of St Cuthbert, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Warblington Castle, about 4.8 miles north-east, is one of the historic houses in the wider area around Baffins. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Find out whether the roof has been replaced or patched
- Ask whether there are papers for past roof work
- Notice patches of new decoration in top-floor rooms
- Ask for loft access on the day
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
What we’re asked to look at in Baffins
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
Common reasons to book include:
- Sagging ridge lines or uneven roof slopes
- Cracked flaunching or crumbling chimney pointing
- Gutters choked with leaves and moss
- Bitumen or mortar used in place of proper repairs
If you own a rental within reach of Fratton station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we look for on each type of roof
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
