Pre-purchase roof survey in North End

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey chimney stacks, gutters and downpipes and clay and concrete tiles, and people most frequently book us about worn or lifted lead flashings and slates or tiles that have slipped or gone.

Bungalows, chalet bungalows and older cottages are common in smaller places like North End, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in North End or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How we price pre-purchase roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • House, block, shop or office
  • How big the roof is
  • Whether thermal imaging or a drone is needed

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to tell us when you get in touch

A little information up front helps. It’s useful to include:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel

For a price for pre-purchase roof surveys in North End, phone 07833 053749 or use the contact form. The address, the type of property and what you need to know help us give you an accurate price.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. A visit to a smaller place like North End is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street

Advice

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Landlords, agents and block managers in North End

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Leave it or get it looked at?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you. Tradespeople may need to travel further to a smaller place like North End, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

North End: your questions answered

Does a conservation area affect roof work in North End?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around North End, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Buying a home or a new roof in North End

North End is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For an older house near a landmark such as St. Mark’s, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Hilsea station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

North End is about 1 mile north of Portsmouth, in Portsmouth. From houses to flats and shops in North End, we can survey the roof on a weekday or at the weekend. Across Portsmouth, we cover North End and the places around it.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Request records of any re-roofing
  • Mention any deadline when you contact us
  • For a flat, check who is responsible for the roof
  • Look for fresh paint on upstairs ceilings at viewings

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
