How we price roof leak investigations

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own

  • Building height and the viewpoints available
  • The shape of the roof and its details

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

To price your survey accurately, we will ask about:

  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Every survey is priced before it’s booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Roof leak investigations for homes and businesses in North End

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. If you’re worried about water dripping from rafters or underlay and drips from nail tips in a cold loft, a survey will tell you what’s going on, whatever the roof.

Houses in smaller places like North End can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. Let us know when it happens when you get in touch. Gutters and downpipes on the exposed side are worth a look as well.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

North End questions

Is my home in North End listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does being near the coast affect roofs in North End?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Is North End in your area?

Yes. We survey roofs in North End and the rest of Portsmouth. For a price, call 07833 053749 or email us.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Why act early in North End

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. In a smaller place like North End, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What a roof leak investigation looks like in North End

North End is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For businesses in and around places like Tricorn Centre, a leak can close part of a shop or office, so finding the cause quickly matters. If you live near a park like Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like North End does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away

Advice

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Mention earlier attempts to fix the leak
  • Clear the loft hatch so we can get in
  • Do not touch fittings that water is reaching
  • Write down the wind direction and rain when it leaks

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Don’t block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Roof by roof

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, letting rain run behind the joint.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

What we’re asked to look at in North End

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

These are some of the problems a survey can pick up:

  • A leak that comes and goes with the weather
  • Water coming in around a roof light or dormer
  • Wet patches high on an inside wall
  • Water dripping from rafters or underlay

If you live in an older home near St. Mark’s, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
