Roof leak investigations in Hilsea

About our roof leak investigation in Hilsea

We investigate roof leaks in Hilsea and across London and South East England. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or drop us an email. If you’ve noticed leaks at a dormer or roof window and wet patches on loft insulation, we can find out what’s behind it.

Around Hilsea, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. In a smaller place like Hilsea, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice

Useful tips for Hilsea property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Stay off ladders and the roof
  • Tell us if there are tanks or pipes in the loft
  • Move stored items away from the hatch
  • Have an electrician check any wet fittings

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Signs you need a roof leak investigation in Hilsea

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

People normally book a survey when they’ve noticed one of these:

  • Damp walls below an overflowing gutter
  • Drips in the loft during heavy rain
  • Condensation that looks like a leak
  • A leak that comes and goes with the weather

For site and facilities teams at buildings such as Gatcombe Park Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Choosing a roof surveyor

  • What happens after the report arrives
  • How much experience they have with roofs like yours
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

What a survey costs

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Your questions about roof leak investigations in Hilsea

Do roofs near the sea, like those around Hilsea, take more of a battering?

Often, yes. Hilsea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Hilsea?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

What we look for on each type of roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Hilsea roofs and the weather

Hilsea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

If you own a rental within reach of Hilsea station, tracing a leak quickly matters when a tenant is living with it. If you live near a park such as Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
