Tips from our surveys

From years of surveys, a few habits stand out:

  • Mention any deadline when you get in touch
  • Give your solicitor a copy of the report
  • Ask who repairs the roof under the lease
  • Check we’ll be able to get into the loft space

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

How a pre-purchase roof survey works in Landport

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. If you are worried about flashings that have lifted or split and damp timbers or stains in the loft, a survey will tell you what’s going on.

Smaller places like Landport frequently have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Landport or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Some parts of a survey depend on the weather, so a visit to Landport is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Advice

Common roof problems in Landport

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

These are some of the problems a survey can pick up:

  • Slipped or missing slates and tiles
  • A ridge or slope that dips
  • Chimney mortar that has eroded
  • Patch repairs that may hide an ongoing problem

Landlords with a home close to Portsmouth & Southsea station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a roof survey includes

Roof by roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, which helps it fit around your exchange date. Tradespeople may need to travel further to a smaller place like Landport, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Pre-purchase roof surveys in Landport: local notes

Landport is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own one of the older houses in the streets near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Landport: your questions answered

Will you come out to Landport?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is the coastal weather around Landport hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Landport is within about 1 mile of the coast.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

How do I arrange a pre-purchase roof survey in Landport?

To book, call 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.
