How a pre-purchase roof survey works in Paulsgrove

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey the roof space, lead flashings and valleys and flat-roofed extensions and dormers, and people most frequently book us about ponding, blisters or splits on a flat roof and worn or lifted lead flashings.

In a smaller place like Paulsgrove, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Pre-purchase roof surveys around Paulsgrove

Paulsgrove is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you are buying or signing off new work. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Cosham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Arrange the survey as soon as your offer is agreed
  • Check the lease for roof repair responsibilities
  • Look for fresh paint on upstairs ceilings at viewings
  • Pass the findings to your conveyancer

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What affects the price in Paulsgrove

Not every roof costs the same to survey, for these reasons:

  • Whether it’s a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

What helps most when you contact us:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Paulsgrove doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft
  • Note where any stains or damp appear

Advice

FAQs for Paulsgrove

Does a conservation area affect roof work in Paulsgrove?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Paulsgrove?

We do. A small place gets exactly the same survey as a big one.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

How long does a pre-purchase roof survey take?

It normally takes an hour or two at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
