Pre-purchase roof surveys in Milton

Pre-purchase roof surveys for homes and businesses in Milton

Buyers in Milton and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or use the contact form. Typical surveys look at old water stains in the roof space and sagging ridge lines or uneven roof slopes, on lead flashings and valleys, natural slate and clay and concrete tiles.

Around Milton, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Surveys for landlords and agents in Milton

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

What a pre-purchase roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at most homes, and longer for a large or complex roof. Homes around Milton often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Check we can get to the back of the property
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

Related advice

Different roofs, different checks

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Common questions in Milton

Is the coastal weather around Milton hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Milton?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Will you need to get into the loft?

Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Pre-purchase roof surveys in Milton: local notes

Milton lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you live in an older home near Church of St James, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Fratton station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask when the roof was last worked on
  • Request records of any re-roofing
  • Notice patches of new decoration in top-floor rooms
  • Arrange the survey as soon as your offer is agreed

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
