Roof leak investigation in Milton
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey valleys and parapet gutters, rooflights and dormers and chimney stacks, and common reasons people get in touch are damp patches next to the stack and leaks at a dormer or roof window.
Chimney stacks on older houses around places like Milton can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Let us know what has already been tried
- Catch drips in a bucket and protect the floor
- Clear the loft hatch so we can get in
- Check whether pipes or tanks run near the stain
If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. It saves chasing a leak that isn’t there.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
Leaks and storm damage in Milton
Milton is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.
If you let a flat or house near Fratton station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Hotels and guest houses near Milton cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition.

When to book a survey in Milton
Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
Look out for signs like these:
- Wet patches high on an inside wall
- Water dripping from rafters or underlay
- Brown rings on upstairs ceilings
- Drips from nail tips in a cold loft
For businesses in and around places such as The Bridge Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- Which limits apply to the survey
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is in the quoted price
Different roofs, different checks
Valleys
A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.
Chimney stacks
Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see.
How we price roof leak investigations
When we price a survey, we consider:
- Basic, Standard or Premium
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
A few details help us recommend the right survey and price. When you get in touch, it helps to mention:
- Where the property is, with the postcode
- How the loft is reached, if there is one
- Any deadline, such as an exchange date
- The kind of building and roof involved
Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
- Putting the leak right
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.
Roof types and parts we check
- The roof space
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Rooflights and dormers
- Flat roof details
- Valleys and parapet gutters
What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Milton, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Agree roof access with the managing agent if it is shared
- If you are buying, check with the agent that we can get in
- Dig out any old roof reports or invoices

FAQs for Milton
Do roofs near the sea, like those around Milton, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How do I find out if my home in Milton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How much does a roof leak investigation cost in Milton?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
How long does a roof leak investigation take?
The visit usually takes between one and two hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing when you book.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
