What a survey costs
We confirm the price for the job before booking. These are the things that affect it:

- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Chimney surveys for homes and businesses in Milton
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. If you are worried about gaps in the mortar around the pots and frost-damaged brickwork on the stack, a survey will tell you what’s going on.
In a smaller place like Milton, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

For landlords and managing agents
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
When to book a survey in Milton
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.
Signs worth acting on include:
- Lifted or split lead flashings
- Damp on a chimney breast inside
- Eroded joints in the brickwork
- Flaunching that has broken away
For an older house near a landmark such as Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How long they’ve been surveying roofs
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
- Their insurance cover
How the survey changes by roof type
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The survey, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Milton is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- Tell us where we can park nearby
- Agree roof access with the managing agent if it is shared
- Make sure pets are kept safely away

Chimney surveys in Milton: local notes
The coast is about 1 mile or less from Milton, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Anyone responsible for a site like Meon Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Fratton station, a dated record of the roof is useful when planning maintenance across a let.

Milton: your questions answered
Does a conservation area affect roof work in Milton?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can a landlord with a rental near Fratton station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.
Is it a problem to have an unused chimney?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.
