Roof surveys across PO4: what to expect
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We are frequently asked to look into gaps in the roof where coverings have gone and flashings that have come away from the wall, on chimney stacks, the roof space and natural slate.
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across PO4: local notes
PO4 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in PO4.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in PO4 are where it normally shows. Along the coast in PO4, roofs facing the sea take the brunt of the weather, and that’s where ridges, verges and flashings normally show it first.
Milton: If you look after a building like Meon Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St James are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Height and safe access
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
Here’s what helps us most when you get in touch:
- Your postcode, so we can check access and travel
- When you need the report by
- What made you get in touch
- Access details, such as a loft hatch or a shared roof
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot.
Before you book any surveyor
- Whether VAT is in the quoted price
- Whether the roof space is looked at, where there is one
- Whether they hold professional indemnity and public liability insurance
- Their track record with similar roofs
Landlord and commercial surveys in PO4
Landlords and letting agents in PO4 book surveys as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
Honest limits
It is a careful look at the roof, not the whole story. Its limits include:
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Problems we come across frequently include:
- Cracked or blistered flat roof coverings
- Lifted, split or missing lead flashings
- Worn or blocked valleys
- Ridge tiles that have lifted or moved
Common questions in PO4
Do you work in PO4?
Yes. Our area covers London and South East England, and that includes PO4.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Does the weather affect the survey?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
