Flat roof survey in Milton
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. If you’ve noticed upstands pulling away from walls and pools of water lying on the roof, we can find out what’s behind it, on EPDM rubber, upstands and outlets and single-ply membranes alike.
Outbuildings, garden rooms and garages in places like Milton frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Milton is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Check the loft hatch can be reached
- Let us know where we can park nearby
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
FAQs for Milton
Do you cover commercial flat roofs around Milton?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Is the coastal weather around Milton hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How much is a survey?
Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Are you structural engineers?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Flat roof surveys around Milton
The coast is about 1 mile or less from Milton, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Milton has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
For landlords with property near Fratton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For hotels and guest houses around Milton, a roof problem found early is far less disruptive than one found by a guest.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations, which need a structural engineer
- Parts of the roof that aren’t safe to walk on or view
- Whether old sheeting or boards contain asbestos
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Useful tips for Milton property owners
These tips come from what we see on roofs every week:
- Limit foot traffic on the covering
- Clear roof outlets and gutters each autumn
- Plan a survey before the covering reaches the end of its usual life
- Check from a window for ponding after heavy rain
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
Landlords, agents and block managers in Milton
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
Signs you need a flat roof survey in Milton
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
A survey can pick up problems such as:
- Failed upstands where the roof meets a wall
- Outlets that hold water back
- Signs of deflection in the roof deck
- Cracked or split membrane
For businesses in and around places such as The Bridge Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.
