Flat roof survey in Portsmouth: how it works

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey GRP fibreglass, EPDM rubber and mastic asphalt, and the problems we’re asked to look at most are blocked or damaged outlets and splits and cracks in the covering.

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Flat roofs across Portsmouth

From Southsea, Milton and Landport to its smaller places, Portsmouth has flat roofs on extensions, garages, shops, offices and blocks. Felt, asphalt, EPDM rubber, GRP and single-ply membranes each fail in their own way.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in Portsmouth. Where permission is needed, the flight waits for it. Portsmouth includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Portsmouth: For hotels and guest houses around Portsmouth, a roof problem found early is far less disruptive than one found by a guest. For businesses in and around places such as Tricorn Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
  • What happens after the report arrives
  • Whether the loft space is looked at, where there is one

Useful tips for Portsmouth property owners

Nothing here needs a ladder. A few suggestions:

  • Check that new brackets or units haven’t damaged the covering
  • Book a survey every few years
  • Ask contractors to protect the roof if they work on it
  • Never stand on rooflights or fragile sheeting

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Surveys for landlords and agents in Portsmouth

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why roofs fail

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

It is worth booking a survey if you’ve seen:

  • Splits and cracks in the covering
  • Blistering in felt or asphalt
  • Dips that suggest the deck is deflecting
  • Water getting in at rooflights

FAQs for Portsmouth

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you test old roof sheets for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
