Flat roof surveys in Paulsgrove

Flat roof surveys for homes and businesses in Paulsgrove

Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’ve noticed edge trims that have lifted or split and outlets that hold water back, we can find out what’s behind it, on GRP fibreglass, single-ply membranes and felt flat roofs alike.

In a smaller place like Paulsgrove, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Paulsgrove is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What a flat roof survey looks like in Paulsgrove

Paulsgrove is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Beacon View Primary Academy will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Shop and office owners around Tricorn Centre may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.

What a survey costs

Prices always include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • The height of the building and how the roof can safely be seen

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

Getting the details right at the start saves time. It’s useful to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Anything about access we should know

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Questions from Paulsgrove

Do roofs near the sea, like those around Paulsgrove, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Paulsgrove listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you give a life expectancy for the roof?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Common roof problems in Paulsgrove

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

These are some of the problems a survey can pick up:

  • Edge trims that have lifted or split
  • Outlets that hold water back
  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck

If yours is one of the older homes in the streets near St Michael and All Angels, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • When you will get the report
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photos

What a roof survey includes

Why get it checked now?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Homes in smaller places like Paulsgrove can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
