Hilsea Flat Roof Survey
A careful look at the flat roof at your property in Hilsea, and put it all in a written report with photos.
- Blocked or damaged outlets
- Cracked or split membrane
- Dips that suggest the deck is deflecting
Why it is worth a survey now in Hilsea
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Hilsea, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

About our flat roof survey in Hilsea
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We’re often asked to look into pools of water lying on the roof and blistering in felt or asphalt, on EPDM rubber, upstands and outlets and felt flat roofs.
Around a smaller place like Hilsea, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let plenty of water into the room below. What it is covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.
Where we cannot see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. For a survey in Hilsea, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
How to prepare
- Check pets are kept safely away
- Have any paperwork from past roof work to hand
- Clear the way to the loft hatch

What a flat roof survey looks like in Hilsea
The coast is about 1 mile or less from Hilsea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church like St Francis' Church are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Hilsea station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Hilsea is about 2 miles north of Portsmouth, in Portsmouth. Hilsea gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Portsmouth.

Honest limits
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- What’s under the membrane without opening it up
- Parts of the roof that aren’t safe to walk on or view
- Whether the deck or joists are strong enough
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

- Upstands and outlets
Do you need a flat roof survey in Hilsea?
Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
These are some of the problems a survey can pick up:
- Outlets that hold water back
- Splits and cracks in the covering
- Blisters and bubbles in the covering
- Damaged trims at the roof edge
If you look after a shop, office or commercial unit, for instance near Tricorn Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.
What to check before booking
- Which parts of the roof they’ll actually see
- What insurance they carry
- Whether VAT is added on top
- How long the report takes to arrive
Should I look at the roof myself first?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note any new marks on ceilings beneath the roof
- Book a survey every few years
- Keep outlets clear of leaves and moss
- Keep clear of rooflights and fragile roof sheets
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
Questions from Hilsea
Does being near the coast affect roofs in Hilsea?
It can do. Within about 1 mile of the sea, as Hilsea is, metal fixings wear faster and gales find any loose ridge or slate.
Will you come out to Hilsea?
Yes. Hilsea is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
What will the report tell me?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Will this cover the whole house?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.
How many years has my flat roof got left?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
