Flat roof surveys for Drayton homes and businesses

Useful tips for Drayton property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Clear roof outlets and gutters each autumn
  • Check ceilings under the roof for damp patches
  • Ask contractors to protect the roof if they work on it
  • Plan a survey before the covering reaches the end of its usual life

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Flat roof survey in Drayton

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, GRP fibreglass and single-ply membranes, and common reasons people get in touch are raised blisters across the surface and a sagging deck under the covering.

Around a smaller place like Drayton, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two on an ordinary house, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around Drayton, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Advice

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs

Local flat roofs in Drayton

The coast is about 1 mile or less from Drayton, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses such as Warblington Castle, about 3.4 miles east, show how far back building in the area around Drayton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Drayton Methodist Church, the flat roofs on later extensions tend to wear out long before the main roof. For businesses in and around places such as The Bridge Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. For site and facilities teams at buildings such as Springfield School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Drayton is about 2 miles south of Purbrook, in Portsmouth. We cover Drayton and the rest of Portsmouth. Our area takes in places right across Portsmouth, from the larger towns to small villages.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

How we price flat roof surveys

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

A little information up front helps. Please include:

  • What’s prompted the survey
  • The property’s address and postcode
  • Dates you’re working to, such as exchange
  • Anything about access we should know

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email.

Drayton questions

Does a conservation area affect roof work in Drayton?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Drayton?

Yes, Drayton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long will you be at the property?

It typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Roof by roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
