Drone roof surveys for homes and businesses in Milton

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. Typical surveys look at eroded pointing on a chimney stack and debris building up in hidden gutters, on tall and steep roofs, large and complex roofs and fragile roofs.

Around Milton, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What a drone roof survey doesn’t cover

It is useful to know what a survey will not do before booking:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Anything inside the loft or under the coverings
  • Whether the roof structure meets design loads

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Large and complex roofs
  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Valleys and parapet gutters

Why get it checked now?

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. With lower homes, common in places like Milton, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Why us?

  • Two decades and more of roof surveys
  • Package prices that include VAT
  • Thermal imaging and drone inspection where they help
  • Surveys on weekdays, Saturdays and Sundays

Roof by roof

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Being in a smaller place like Milton doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Preparing for the visit

  • Let us know about parking near the property
  • Move anything stored under the loft hatch
  • Keep pets in another room

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Useful tips for Milton property owners

A little preparation and a few simple habits help. Some pointers:

  • Book early if you are near an airport
  • Share the postcode so we can check for restrictions
  • Let neighbours know about the flight if your roof is shared
  • Be ready to move the date if the weather turns

The Premium Survey includes an in-person consultation to talk through the photos and findings. It is a chance to ask about anything in the report.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The use of thermal imaging or a drone
  • Height and safe access
  • Roof area
  • Whether it is a home or a commercial building

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

We’ll normally ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • Access details, like a loft hatch or a shared roof

Questions from Milton

Is my home in Milton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Milton?

Yes, Milton is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

What about my neighbours’ privacy?

We point the camera at your roof only. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What if my home is near an airport?

Flight restriction zones around protected airports need permission from the airport or air traffic control before any flight. We check the airspace for your address and seek permission where it’s needed. If we can’t fly, we use other safe vantage points.

How much does a drone roof survey cost in Milton?

Prices start from £400, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Drones, thermal imaging and Milton roofs

Milton lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Hotels and guest houses near Milton can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition. If you own one of the older houses in the streets near Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near The Bridge Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.
