Questions from Wymering
Is the coastal weather around Wymering hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
I let a flat near Cosham station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How long does the survey take?
That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a house, and about three to four hours for a commercial roof. The report is sent afterwards by email.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
How do you inspect a chimney without scaffolding?
We look from the ground, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Chimney survey in Wymering: what you get
Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you are worried about worn or missing pointing and damaged chimney pots and cowls, a survey will tell you what’s going on.
Around Wymering, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a chimney survey looks like in Wymering
Wymering is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark like Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Alexandra Park shed leaves that can end up in nearby gutters. Anyone responsible for a site like Medina Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Surveys for landlords and agents in Wymering
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Checking the roof from ground level
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What we can’t see
In fairness, there are limits to any roof survey:
- Hidden sides of a shared stack
- Whether a gas appliance or its flue is safe
- Hidden damage within the stack
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
Roofs we survey in Wymering
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Chimney breasts
- Flaunching
- Chimney pots and cowls
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Check with the council before altering a stack in a conservation area or on a listed building
- Photograph damp patches with the date
- Do not use a ladder to reach the stack yourself
- Have brackets on the chimney checked
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Roof by roof
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. A visit to Wymering is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
How to book
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.
