Chimney survey in Portsea: what you get
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. We are often asked to look into signs that a stack is leaning and flaunching that has broken away, on flaunching, lead flashings and chimney pots and cowls.
Around Portsea, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to Portsea is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Leave side gates unlocked

Advice
What happens if roof problems are left?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Homes in smaller places like Portsea can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Your questions about chimney surveys in Portsea
Is the coastal weather around Portsea hard on roofs?
It can do. Portsea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is Portsea within the area you cover?
Yes, Portsea is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How much does a chimney survey cost in Portsea?
Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Can you survey a chimney stack we share with next door?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Why is my chimney breast damp?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
How the survey changes by roof type
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It is typically a modest repair when it is caught early.
Lead flashings
Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Chimney surveys around Portsea
The coast is about 1 mile or less from Portsea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Portsmouth Harbour station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St Ann's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Tricorn Centre, a roof report helps plan work around trading rather than after a leak.

Without opening up the roof, some things stay hidden, and that sets some limits:
- Flue inspections or sweeping
- Conditions inside walls
- Areas we can’t view from safe positions
