Leave it or get it looked at?

Patching where you think the leak is frequently misses it. ELD shows the actual breach points. In an older home around Portsea, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Why book us in Portsea

Electronic leak detection in Portsea

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a report with photos of each breach found. We survey liquid-applied waterproofing, flat roof membranes and green roofs, and common reasons people get in touch are stains far from any visible defect and gaps at membrane joints.

In a smaller place like Portsea, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How it works

The visit has one job: to see as much of the flat roof membrane as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. With a bit of garden around a house, as there often is around Portsea, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

What electronic leak detection looks like in Portsea

Portsea is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you look after a shop, office or commercial unit, for example near Tricorn Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If yours is one of the older homes in the streets near St Ann's Church, the joins between later flat roofs and the old walls are where problems usually start.

Portsea questions

Will you come out to Portsea?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do roofs near the sea, like those around Portsea, take more of a battering?

Frequently, yes. Within about 1 mile of the sea, as Portsea is, metal fixings wear faster and gales find any loose ridge or slate.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Do you need electronic leak detection in Portsea?

Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in long before anyone notices.

We are often asked to look at:

  • A flat roof leak that can’t be traced
  • Holes left by work on the roof
  • Holes around roof penetrations
  • Leaks that return after repairs

A roof leak in a hotel or guest house around Portsea means lost rooms as well as repairs, so it pays to find faults before guests do.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Some conductive membranes
  • Carrying out the repair work
  • Moisture spread under the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Act on new leaks promptly
  • Keep a note of leaks after rain
  • Keep foot traffic on flat roofs to a minimum
  • Ask contractors to protect the membrane

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that and other checks can help judge it.

Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
