Electronic leak detection in Clayhall

Not every flat roof suits electronic testing. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof is not suitable, we will tell you before any testing. Any details you have about the membrane and build-up help us decide, like drawings or specifications. It saves a wasted visit. Typical surveys look at breaches around outlets and penetrations and a flat roof leak that can’t be traced, across flat roof membranes, liquid-applied waterproofing and roof terraces and balconies.

In smaller places like Clayhall, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits

A survey is a close look at the flat roof membrane, but it cannot do everything. Its limits include:

  • Parts of the roof covered by fixed equipment
  • Fixing the holes we find
  • Moisture spread under the membrane

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Leave it or get it looked at?

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached, so other causes can be checked. Homes in smaller places like Clayhall can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Flat roofs in Clayhall

Clayhall is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to St Francis: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Portsmouth Harbour station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Hotels and guest houses near Clayhall can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Let us know about the membrane and build-up if you know it
  • Do not let outlets block
  • Test new membranes before covering them
  • Find the breach before more patching

If anything in the report is not clear, ask us. We can talk you through the findings.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. Parking around Clayhall is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

  • Leave a clear route to the loft
  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller

Clayhall: your questions answered

Can you look at the flat roof of a hotel or office near Clayhall?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Do roofs near the sea, like those around Clayhall, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How do you choose the testing method?

The method is chosen to suit the roof. Low-voltage methods are normally carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.

Will you go up on the roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
