How a roof survey works in Clayhall

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Typical surveys look at loose chimney pots and condensation or damp timbers in the loft, on natural slate, the roof space and flat roofs.

In a smaller place like Clayhall, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Local roofs in Clayhall

Clayhall is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you own a rental within reach of Portsmouth Harbour station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Haselworth Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for example near Tricorn Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Clayhall is about 2 miles south-east of Gosport, in Hampshire. We cover Clayhall and the rest of Hampshire, as part of our work across London and the South East. Our area takes in places right across Hampshire.

Why act early in Clayhall

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Around Clayhall, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too
  • Move stored items away from the loft hatch
  • Leave roof access to professionals

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What affects the cost of roof surveys

A few things affect what a survey costs:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.

Roof by roof

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. In a smaller place like Clayhall, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Tell us where we can park nearby
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Questions from Clayhall

Will you come out to Clayhall?

Yes. Clayhall is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Clayhall is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

What’s the best way to book?

Just ring 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

How long does the visit take?

Allow between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
