Roof surveys in Havant

About our roof survey in Havant

There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about slipped, cracked or missing slates and tiles and blocked, sagging or leaking gutters, a survey will tell you what’s going on, whatever the roof.

Around Havant, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. Tell us when you book if you know of anything shared with next door.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Take photos of any leaks as they happen
  • Let us know about past leaks
  • Find records of any re-roofing or repairs
  • Include dormers, porches and garages when booking

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Why act early in Havant

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Extensions and dormers on homes around Havant frequently hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Havant questions

I let a flat near Havant station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.

Do roofs near the sea, like those around Havant, take more of a battering?

Frequently, yes. Within about 2 miles of the sea, as Havant is, metal fixings wear faster and gales find any loose ridge or slate.

What’s the best way to book?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, depending on how many separate roofs there are. A visit in Havant runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in
  • Leave side gates unlocked

Booking a survey

Different roofs, different checks

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.

What a roof survey looks like in Havant

Havant lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Havant has a long history of building, with Warblington Castle about 1.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Havant station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Trosnant Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as St Francis, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Havant is about 18 miles east of Southampton, in Hampshire. Houses, flats, blocks and commercial buildings in Havant can all book roof surveys, with a written report and photographs every time. We cover towns and villages across Hampshire.

Surveys in PO9, PO11 and PO7 are booked the same way as anywhere else. Whether your property is on Colemore Square, Market Parade and Juniper Square or a nearby road, we can help. You will find Havant on the A27 and A3(M), which makes it simple to reach. Other places close to Havant include Leigh Park (1 mile north), Denvilles (1 mile south-east), Durrants (2 miles north-east), Langstone (2 miles south) and Warblington (2 miles south-east). We also work in nearby towns such as Gosport (8 miles south-west), Fareham (9 miles west), Horndean (3 miles north), Hedge End (14 miles west), Petersfield (10 miles north) and Locks Heath (12 miles west).
