Langstone Roof Survey
We take a careful look at the roof at your property in Langstone, with photographs and a written report.
- Loose chimney pots
- Water stains on rafters and ceiling joists
- Ridge tiles that have lifted or moved
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Outbuildings and barns around Langstone are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

About our roof survey in Langstone
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you are worried about standing water on a flat roof and loose chimney pots, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Langstone, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys
Small things make a difference. Our tips:
- File the report with your home documents
- Do not climb onto the roof yourself
- Take photos of any leaks as they happen
- Let us know about past leaks
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
Questions from Langstone
Does being near the coast affect roofs in Langstone?
It can do. Within about 1 mile of the sea, as Langstone is, metal fixings wear faster and gales find any loose ridge or slate.
Will you come out to Langstone?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
How long does a roof survey take?
On site, it usually takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
When to book a survey in Langstone
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
Here are some of the things we see often:
- Flashings that have come away from the wall
- Debris building up in roof valleys
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
If you own a rental within reach of Havant station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before booking anyone
- What experience they bring
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether you get a written report with photos
- Which limits apply to the survey

Roof surveys around Langstone
The coast is about 1 mile or less from Langstone, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Warblington Castle lies about 0.8 miles north-east, so building around Langstone goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Bosmere Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Langstone, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Before the survey
- Agree roof access with the managing agent if it is shared
- Move anything stored under the loft hatch
- Find any records of previous roof work

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
