Our electronic leak detection service in Hampshire

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof can’t be tested. Typical surveys look at patched roofs that still leak and damage from equipment installers, across flat roof membranes, commercial flat roofs and green roofs.

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Local landmarks in Basingstoke

Typical jobs here are in homes near King's Furlong Infant School and Nursery, Cranbourne and Eastrop Park. The nearest railway station is Basingstoke station, about 0.6 miles east of the centre. Other landmarks nearby include Basing House (2.2 miles east) and The Malls (0.6 miles east). Green spaces nearby include Farleigh Hill and Daneshill Park Woods.

Flat and commercial roofs across Hampshire

From Basingstoke, Winchester and Gosport to its smaller places, Hampshire has flat roofs on extensions, garages, shops, offices and blocks. Each covering, from felt to single-ply, has its own weak points.

Our area covers London and South East England, including Hampshire. London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Near the sea in Hampshire, roofs face stronger wind and salt-laden air, and metal fixings and lead suffer for it. After a storm, the seaward side of a roof is the place to look first.

Basingstoke: If you run a business near The Malls, a flat roof over a business is out of sight and out of mind until it leaks. The Vyne lies about 2.9 miles north, so building around Basingstoke goes back a long way. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

Why get it checked now?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out, so other causes can be checked.

What to check before booking

  • How they plan to inspect the roof safely
  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • What’s outside the scope of the survey

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Different roofs, different checks

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.

Bituminous membranes

Older felt roofs often have seams and patches that can leak. We test where the roof suits it.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof membrane, with photographs, useful for planning maintenance.

Honest limits

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Build-ups without a suitable layer below
  • How wet the insulation is
  • Leaks from walls, copings or rooflights

Common questions in Hampshire

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How long will testing take?

The roof’s size and build-up decide how long it takes. You will know roughly how long before we start.

Can you test a green or ballasted roof?

In some cases. It depends on the build-up and the layers above the membrane, and some may need lifting. We talk this through first.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How do I arrange electronic leak detection in Hampshire?

It’s easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
