Electronic leak detection in Middleton

ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. We’ll say if your roof does not suit either method at the outset. We survey single-ply roofs, green roofs and roof terraces and balconies, and common reasons people get in touch are damage from equipment installers and repairs that haven’t stopped the leak.

In a village or hamlet like Middleton, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we look for on each type of roof

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We look at this first.

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes frequently appear.

Middleton: your questions answered

Is Middleton within the area you cover?

Yes, Middleton is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Middleton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How do you choose the testing method?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

Is the repair part of the test?

No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.

Does ELD work under paving or planting?

On some roofs, yes. What sits on the membrane affects the method so we check the roof first.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Can every flat roof be tested?

Not every roof is suitable. Certain membranes are conductive and some roofs lack the layer the test needs. If your roof won’t work, we’ll say so at the start.

Electronic leak detection around Middleton

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Longparish Church of England Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Whitchurch (Hampshire) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

When to book a survey in Middleton

Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.

Most people get in touch after spotting one of these:

  • Gaps at membrane joints
  • Holes left by work on the roof
  • Leaks under green or ballasted roofs
  • Leaks showing away from the breach

If you own one of the older houses in the streets near Church of St Nicholas, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a roof survey includes

Landlord and commercial surveys in Middleton

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What affects the cost of electronic leak detection

Not every roof costs the same to survey, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access

To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

Booking your survey

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

How the survey works

The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes as long as needed for the roof’s area and construction, which we set out in the quote. In a small place like Middleton, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.
