Electronic leak detection in Egypt: what you get

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself and locates the breach. It is testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. If you are worried about water coming in under a flat roof and punctures from foot traffic or tools, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Egypt, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Where we can’t see part of the flat roof membrane, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Somewhere as small as Egypt, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

How to prepare

  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Flat roofs in Egypt

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If yours is one of the older homes in the streets near Ebenezer Methodist Chapel, the joins between later flat roofs and the old walls are where problems typically start.

Landlord and commercial surveys in Egypt

Any of our surveys can be booked by landlords, agents and building managers in Egypt. To discuss a property or a block, phone 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Before and after the survey

Small things make a difference. Some pointers:

  • Avoid repeated repairs without finding the cause
  • Do not let outlets block
  • Limit access to the roof
  • Consider ELD before paving or planting goes on

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

FAQs for Egypt

Does a conservation area affect roof work in Egypt?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Egypt?

Yes, Egypt is one of the places we work. Every survey there gets the same written report with photos.

How much does electronic leak detection cost?

We quote for each roof individually. Tell us about the roof and where it leaks. Just phone 07833 053749 or use the contact form for a quote.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Roof by roof

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Single-ply membranes

Some single-ply membranes suit electronic testing well, depending on the type and build-up.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Do you need electronic leak detection in Egypt?

When the membrane is buried, holes can’t be seen at all. ELD can work on some covered roofs, depending on the build-up.

It’s worth booking a survey if you’ve seen:

  • Leaking laps in the waterproofing
  • Punctures from foot traffic or tools
  • Leaks under green or ballasted roofs
  • New membranes needing a check before handover

Landlords with a home close to Micheldever station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
