How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Around Egypt, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Make sure the loft hatch can be reached
  • Keep pets in another room
  • Point out any leaks or damp patches

Pre-purchase roof surveys for homes and businesses in Egypt

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey lead flashings and valleys, chimney stacks and the roof space, and common reasons people get in touch are patch repairs that may hide an ongoing problem and sagging ridge lines or uneven roof slopes.

Somewhere as small as Egypt, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Egypt

Do you cover Egypt?

Yes, Egypt is one of the places we work. The survey and report are the same in Egypt as anywhere else, and visits run on weekdays and weekends.

Will you come out to Egypt?

Yes. Egypt is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How long does the survey visit take?

On site, it normally takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys

Leave it or get it looked at?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. For older village homes like those around Egypt, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your survey before booking.

Pre-purchase roof surveys in Egypt: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Micheldever station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What we’re asked to look at in Egypt

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

These are some of the problems a survey can pick up:

  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs
  • Roof slopes that look uneven or sagging
  • Flashings that have lifted or split

The streets around a church such as Ebenezer Methodist Chapel are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
