Pre-Purchase Roof Survey in Stoke Charity
Pre-purchase roof surveys in Stoke Charity from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Cracked flaunching or crumbling chimney pointing
- Blocked or leaking gutters
- Old water stains in the roof space
What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a house, and longer for a large or complex roof. In a small place like Stoke Charity, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Leave side gates unlocked
- If you’re buying, check with the agent that we can get in
- Make sure pets are kept safely away

About our pre-purchase roof survey in Stoke Charity
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Typical surveys look at quick fixes on flashings and valleys and loose pots and cracked flaunching, across gutters and downpipes, lead flashings and valleys and flat-roofed extensions and dormers.
Some older homes in villages like Stoke Charity are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Tell us your exchange date as you book
- Check we will be able to get into the roof space
- Share the report with your solicitor
- For a flat, check who is responsible for the roof
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
What this survey cannot tell you
Before booking, it’s worth knowing what a survey won’t do:
- Structural calculations (that’s a structural engineer’s job)
- How a seller will respond, or what the house is worth
- Asbestos testing of any kind
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and doesn’t.

Stoke Charity homes and their roofs
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you own one of the older houses in the streets near Church of St Michael, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Do you need a pre-purchase roof survey in Stoke Charity?
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from the ground.
People normally book a survey when they’ve noticed something like this:
- Flashings that have lifted or split
- Ponding, blisters or splits on a flat roof
- Gaps where slates or tiles have come loose
- Damp timbers or stains in the loft
Landlords with a home close to Micheldever station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Choosing a roof surveyor
- What exactly goes into their report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How much experience they have with roofs like yours
- Whether the price includes VAT
Stoke Charity: your questions answered
Is Stoke Charity in the area you cover?
Yes, Stoke Charity is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or email us with the address and a few details.
Does a conservation area affect roof work in Stoke Charity?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
What if it rains on the day?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

What happens if roof problems are left?
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Outbuildings and barns around Stoke Charity are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your survey before booking.
