Pre-purchase roof surveys for Andover homes and businesses

How a pre-purchase roof survey works in Andover

Buyers in Andover and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or send us an email. If you are worried about blistered or split felt on a flat roof and chimney mortar that has eroded, we can find out what’s behind it.

In a town like Andover, older streets normally sit alongside post-war and newer estates. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. For a purchase or a new roof in Andover, the type of roof decides where the checks focus, from fixings and underlay to ridges and valleys. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Andover: your questions answered

Is Andover in the area you cover?

Yes, Andover is within the area we cover. We work right across London and the South East. Just call 07833 053749 or drop us an email and let us know about the property.

How should I get ready for a visit in Andover?

It is useful to clear access to the loft, and to let us know about leaks, damp patches or recent work. Parking and access details for Andover help us plan the visit.

Do you inspect the roof from on top?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long does a pre-purchase roof survey take?

Allow an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

How it works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Most visits in a town like Andover start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building

Honest limits

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the house (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Chimney stacks

Do you need a pre-purchase roof survey in Andover?

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. We note what we see so you can ask about it.

Signs worth acting on include:

  • Sagging ridge lines or uneven roof slopes
  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys
  • Loose pots and cracked flaunching

Landlords with a home close to Andover station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Whether you can ask questions once you have the report
  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • Their track record with similar roofs

What to expect from a roof survey

Pre-purchase roof surveys in Andover: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Mary: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Let us know your exchange date as you book
  • Notice patches of new decoration in top-floor rooms
  • Pass the findings to your conveyancer
  • Ask whether there are papers for past roof work

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.
