Picket Twenty Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Picket Twenty and the rest of Hampshire. Surveys run on any day of the week.
- Quick fixes on flashings and valleys
- Worn or lifted lead flashings
- Damp timbers or stains in the loft
What a survey costs
Prices vary from roof to roof, for these reasons:
- How many separate roofs there are, like extensions, dormers and garages
- Building height and the viewpoints available
- Whether it is a home or a commercial building
- If the survey needs thermal imaging or a drone
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
Booking your survey
A little information up front helps. It is useful to include:
- What made you get in touch
- The address and postcode of the property
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you’re working to, like exchange
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
About our pre-purchase roof survey in Picket Twenty
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. Typical surveys look at lead that has worked loose at a wall or chimney and slates or tiles that have slipped or gone, across clay and concrete tiles, chimney stacks and flat-roofed extensions and dormers.
Some older homes in villages like Picket Twenty are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
We keep jargon out of it: if work is needed, the report says so clearly.

Why it’s worth a survey now in Picket Twenty
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in, with photos of anything that needs attention. In a small place like Picket Twenty, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
What you get with us

Your questions about pre-purchase roof surveys in Picket Twenty
Will you come out to Picket Twenty?
Yes, Picket Twenty is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is Picket Twenty in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Local roofs and buyers in Picket Twenty
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.
If you let a flat or house near Andover station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church such as United Reformed Church are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Practical tips
A little preparation and a few simple habits help. Some pointers:
- Ask the agent to make sure the loft hatch can be opened
- Notice patches of new decoration in top-floor rooms
- Mention any deadline when you contact us
- Share the report with your solicitor
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Picket Twenty can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Leave a clear route to the loft
- Tell us where we can park nearby
- Agree roof access with the managing agent if it’s shared
