About roof surveys in SP10
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into leaning or weathered chimney stacks and valley linings that have cracked or split, on ridges, hips and valleys, lead flashings and chimney stacks.
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across SP10: local notes
Across SP10, from Andover, Picket Twenty and Finkley Down outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our area covers London and South East England, including SP10. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Andover: Take a building like St John the Baptist Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Andover station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
What we are asked to look at in SP10
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.
A survey makes sense if you’ve noticed:
- Worn lead at chimneys and abutments
- Slates or tiles that have slipped or broken
- Loose ridge or hip tiles
- Debris building up in roof valleys
Useful tips for SP10 property owners
Here are a few things we’d tell any owner:
- Keep a record of damp patches and dates
- Watch for slipped slates after bad weather
- Find records of any re-roofing or repairs
- Make sure we can open the loft hatch
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.
Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
Why get it checked now?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
Before you book any surveyor

Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Common questions in SP10
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we will plan the survey around it.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Do you work in SP10?
Yes. Our area covers London and South East England, SP10 included.
