What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

For a price for your roof in Andover, phone 07833 053749 or drop us an email with the address and a few details. We’ll confirm the figure before booking.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Landlord roof survey in Andover

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We survey flat roofs on blocks, converted houses and blocks of flats, and people most often book us about mortar falling from ridges and verges and slipped or missing slates and tiles.

In a town like Andover, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Andover questions

Does a conservation area affect roof work in Andover?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Andover?

We do. The survey and report are the same in Andover as anywhere else.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do you need access to all the flats?

We may do. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Larger buildings are priced to suit. Just phone 07833 053749 or email us for a price.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Surveys for landlords and agents in Andover

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

Landlord roof surveys around Andover

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as St John the Baptist Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Andover station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. Roof faults found early can be planned for, while one found after water comes through normally has to be dealt with in a hurry.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roofs we survey in Andover

  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Converted houses

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. A typical visit in Andover begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there is safe access.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property
  • If you’re buying, let the agent know when we’re coming
