About our landlord roof survey in Picket Twenty

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. If you’ve noticed mortar falling from ridges and verges and cracked or lifting flashings, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Picket Twenty, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Andover station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to United Reformed Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips that help

Here are a few things we’d tell any owner:

  • Keep past survey reports with the building’s records
  • Act on high-priority defects quickly
  • Tell tenants when we are coming
  • Do not wait for a leak to survey the roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Signs you need a landlord roof survey in Picket Twenty

Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.

Most people get in touch when they’ve noticed one of these:

  • Chimney stacks in poor repair
  • Parapets and upstands in poor repair
  • Ponding or splits on flat roofs
  • Loose ridge or hip tiles

Take a building like Pilgrims' Cross CofE Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • When you will get the report
  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • Whether the loft is part of the inspection

What a roof survey includes

Picket Twenty: your questions answered

Do you cover smaller places like Picket Twenty?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you survey roofs for landlords with property near Andover station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Roof by roof

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

How we price landlord roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether it is a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • What made you get in touch
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Where water is showing inside, if it is

A quick phone call is usually the easiest start: call 07833 053749 or send us an email. The price is agreed before a date is set.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Picket Twenty, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
  • Check pets are kept safely away
