Signs you need a landlord roof survey in East Anton

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

Things that often lead to a survey include:

  • Flashings that have come away
  • Mortar falling from ridges and verges
  • Ceiling stains reported by tenants
  • Gutters overflowing onto walls

Take an older house close to St Paul Church Centre: old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • What exactly goes into their report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey

About our landlord roof survey in East Anton

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access and we will say what we need when booking. Any part we couldn’t reach is noted in the report. Typical surveys look at damaged pots and flaunching and damp or stains in top-floor flats, across rented houses, gutters and downpipes and converted houses.

Houses in smaller places like East Anton can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Local roofs in East Anton

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For landlords with property near Andover station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Endeavour Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

East Anton is about 1 mile north-east of Andover, in Hampshire. Anywhere in East Anton, we can come and survey your property, on a weekday, Saturday or Sunday. Our area takes in places right across Hampshire, large and small. We also survey roofs in Southampton.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Walls, floors and services beyond the roof
  • Legal advice on leases or service charges
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Converted houses

Questions from East Anton

Do you cover smaller places like East Anton?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you survey roofs for landlords with property near Andover station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Landlords, agents and block managers in East Anton

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house, and more on a big or complicated roof. In a smaller place like East Anton, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at

Advice

Checking the roof from ground level

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Why it’s worth a survey now in East Anton

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. In an older home around East Anton, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
