Landlord roof surveys for homes and businesses in Enham Alamein

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey shared roofs, rented houses and blocks of flats, and common reasons people get in touch are chimney stacks in poor repair and parapets and upstands in poor repair.

Older buildings in small places like Enham Alamein may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Common questions in Enham Alamein

How do I find out if my home in Enham Alamein is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Enham Alamein?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

Who usually books a landlord or block roof survey?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.

Signs you need a landlord roof survey in Enham Alamein

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.

Problems we come across frequently include:

  • Flashings that have come away
  • Gaps where tiles or slates have slipped
  • Ponding or splits on flat roofs
  • Damaged party-wall upstands or parapets

Landlords with a home close to Andover station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will the report include photos?
  • Whether VAT is in the quoted price

Why act early in Enham Alamein

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Why us?

  • More than 20 years surveying roofs
  • Drones and thermal imaging where applicable
  • 98% customer satisfaction

Landlord roof surveys around Enham Alamein

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Saint George, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Smannell and Enham Church of England (Aided) Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Enham Alamein is about 2 miles north of Andover, in Hampshire. Roofs in Enham Alamein get the same thorough look as anywhere else in Hampshire. Our area takes in places right across Hampshire, large and small. We also survey roofs in Southampton.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. Rural addresses near Enham Alamein can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

Advice

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
