How a chimney survey works in Enham Alamein

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey flaunching, shared and party-wall stacks and chimney pots and cowls, and people most often book us about unused flues sealed without airflow and gaps where the stack meets the roof.

Somewhere as small as Enham Alamein, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Where we cannot see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

Questions from Enham Alamein

Does a conservation area affect roof work in Enham Alamein?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Enham Alamein?

Yes. Enham Alamein is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll explain what’s needed.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How long will you be at the property?

Most surveys take about one to two hours at most homes, and more on a big or complicated roof. We will confirm the timing as you book.

Why is my chimney breast damp?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we’re there. Somewhere like Enham Alamein needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Signs you need a chimney survey in Enham Alamein

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead is also a target for theft.

Problems we come across frequently include:

  • Mortar washing out of the joints
  • Damp on a chimney breast inside
  • Signs that a stack is leaning
  • Damaged chimney pots and cowls

Anyone responsible for a site like Smannell and Enham Church of England (Aided) Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • How soon the report will arrive
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

What a chimney survey looks like in Enham Alamein

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as Saint George are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • File photos of the stacks with your home records
  • Have the flue swept and checked if you use the fire
  • Don’t use a ladder to reach the stack yourself
  • Find out whether changes to a stack need permission

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on, as far as we could see.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
