Chimney surveys in Tidworth

How a chimney survey works in Tidworth

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re often asked to look into staining on walls around the chimney and worn or missing pointing, across shared and party-wall stacks, lead flashings and brick chimney stacks.

Around Tidworth, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. Homes around Tidworth often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

Chimney surveys in Tidworth: local notes

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a building like The Wellington Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey changes by roof type

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s usually a modest repair when it’s caught early.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Use the report as a baseline for future checks
  • Glance at the stacks from the street now and then
  • Leave close inspection to people with safe access
  • Remove aerials or dishes from the stack if they’re no longer needed

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Tidworth: your questions answered

Is Tidworth in the area you cover?

We do. The survey and report are the same in Tidworth as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Tidworth is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Whether the flue is safe to use
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Whether a gas appliance or its flue is safe

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

Roofs we survey in Tidworth

  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls

What happens if roof problems are left?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. Around Tidworth, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

What we’re asked to look at in Tidworth

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

These are some of the problems a survey can pick up:

  • Gaps where the stack meets the roof
  • Signs that a stack is leaning
  • Unused flues sealed without airflow
  • Gaps in the mortar around the pots

If you live in an older home near Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • What they will not be able to tell you
  • How long they’ve been surveying roofs
