What we look for on each type of roof
Rendered stacks
What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
About our chimney survey in Picket Twenty
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you are worried about cracked or missing flaunching and gaps where the stack meets the roof, a survey will tell you what’s going on, on chimney breasts, flaunching and shared and party-wall stacks alike.
In a small place like Picket Twenty, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Surveys for landlords and agents in Picket Twenty
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the flue is safe to use
- A structural engineer’s assessment
- Conditions inside walls

Common questions in Picket Twenty
Can a landlord with a rental near Andover station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Do you cover smaller places like Picket Twenty?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How much does a chimney survey cost in Picket Twenty?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
What do I do with the report?
You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Should a redundant chimney be removed?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
How the survey works
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Picket Twenty, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work
How to book
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Roofs, chimneys and gutters in Picket Twenty
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Pilgrims' Cross CofE Aided Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near United Reformed Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
