How a chimney survey works in Weeke

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We survey lead flashings, flaunching and shared and party-wall stacks, and people most frequently book us about a stack that appears to lean and redundant stacks capped without ventilation.

Trees around homes in smaller places like Weeke drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Chimney surveys in Weeke: local notes

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take an older house close to Church of St Matthew: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Winchester station, the gap between tenancies is a good time to have the roof looked at.

Weeke is about 1 mile north-west of Winchester, in Hampshire. Surveys in Weeke work the same way as everywhere we cover: a close look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across Hampshire, from the larger towns to small villages. There’s also a page for Southampton.

All of SO22 and SO23 is within our area for chimney surveys, from the main roads to the quietest streets. We cover properties on Elm Road, Dean Lane and Links Road and the roads around them. We also cover the places around Weeke: Harestock (1 mile north), Hyde (1 mile east), Abbotts Barton (1 mile east), Winchester (1 mile south-east) and Littleton (1 mile north-west). Larger places within reach include Eastleigh (7 miles south), Andover (12 miles north-west), Totton (13 miles south-west), Chandler's Ford (6 miles south), Hedge End (11 miles south) and Romsey (8 miles south-west).

Signs you need a chimney survey in Weeke

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

Here are some of the things we see frequently:

  • A chimney out of line
  • Spalled or crumbling bricks
  • Damp on a chimney breast inside
  • Lifted or split lead flashings

If you live near a park like St. Cross Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Weeke questions

Is Weeke within the area you cover?

Yes, Weeke is on our map. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Winchester station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How much does a chimney survey cost in Weeke?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you inspect shared chimneys?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Why get it checked now?

Most people never get a proper look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Around Weeke, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

What we look for on each type of roof

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.

Lead flashings

Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we look at them closely.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Parking around Weeke is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether a gas appliance or its flue is safe
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.
