Roof survey in SO22: how it works
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey clay and concrete tiles, flat roofs and lead flashings, and people most often book us about condensation or damp timbers in the loft and cracked mortar along the ridge.
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
What you’ll pay
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What’s near Winchester
Typical jobs here are in homes near St Bede Church of England Primary School, Leigh House Hospital and Peter Symonds College. You will also find St. Cross Park (1 mile south), St Swithun-upon-Kingsgate Church (less than half a mile east) and The Green Man pub (within half a mile north-west). Winchester’s nearest station is Winchester station, roughly 0.6 miles north of the centre. A little further out are Winchester City Museum (less than half a mile north-east) and St John's Rooms And Chapel (less than half a mile east). Green spaces nearby include Winnall Moors and Twyford Down.
Roof surveys across SO22: local notes
Across SO22, from Winchester, Hyde and Weeke outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in SO22 is checked with its age and materials in mind.
Winchester: Living close to St. Cross Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What affects the price in SO22
Our packages start from £150, including VAT. The price for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
- The size of the roof
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
There is no need for technical words. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- Where the property is, with the postcode
- Access details, like a loft hatch or a shared roof
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.
Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
What we’re asked to look at in SO22
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
Things that often lead to a survey include:
- Cracked or blistered flat roof coverings
- Loose ridge or hip tiles
- Torn or sagging underlay
- Flashings that have come away from the wall
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
What a survey does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
SO22: your questions answered
Is SO22 in your area?
Yes. Our area covers London and South East England, and that includes SO22.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
What if it rains on the day?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How do I arrange a roof survey in SO22?
To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
