Practical tips

Over many surveys, some simple habits stand out:

  • Gather any paperwork for past roof work
  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

About our roof survey in Oliver's Battery

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed loose ridge or hip tiles and slipped, cracked or missing slates and tiles, we can find out what’s behind it, whatever the roof.

Somewhere as small as Oliver's Battery, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Roof surveys around Oliver's Battery

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Saint Mark's: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Shawford station, a dated record of the roof is useful when planning maintenance across a let.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Oliver's Battery, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • Keep pets in another room

Your questions about roof surveys in Oliver's Battery

I let a flat near Shawford station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Oliver's Battery?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Signs you need a roof survey in Oliver's Battery

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Most people get in touch when they’ve noticed one of these:

  • Debris building up in roof valleys
  • Torn or sagging underlay
  • Ridge tiles that have lifted or moved
  • Worn lead at chimneys and abutments

For site and facilities teams at buildings such as Olivers Battery Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What’s in a roof survey

How we price roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • How big the roof is

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Helping us price your survey

We will normally ask about:

  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window
  • When you need the report by
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or use the contact form.
