Electronic leak detection in Oliver's Battery

Why get it checked now?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. In a place like Oliver's Battery, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.

About our electronic leak detection in Oliver's Battery

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photographs of each breach found. We survey single-ply roofs, commercial flat roofs and liquid-applied waterproofing, and people most often book us about holes left by work on the roof and repairs that haven’t stopped the leak.

In a small place like Oliver's Battery, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Honest limits

It’s a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Some conductive membranes
  • Water entering through details rather than the membrane
  • Areas we cannot reach or that cannot be tested

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Liquid-applied waterproofing
  • Flat roof membranes
  • Commercial flat roofs
  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs

What affects the price in Oliver's Battery

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

For a price for your roof in Oliver's Battery, call 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by
  • The style of property, from a terrace to a block

Most bookings start with a short call: ring 07833 053749 or send us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Electronic leak detection in Oliver's Battery: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own one of the older houses in the streets near Saint Mark's, the joins between later flat roofs and the old walls are where problems normally start. If you let a flat or house near Shawford station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Olivers Battery Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Useful tips for Oliver's Battery property owners

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Get leaks traced quickly
  • Make sure trades protect the waterproofing
  • Tell us about the membrane and build-up if you know it
  • Consider ELD before paving or planting goes on

Questions about the results are welcome. We can talk you through the findings.

Do not leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. If you have questions on the day, just ask. In a hamlet or village like Oliver's Battery, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

How to prepare

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know where we can park nearby

Getting a price

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Common questions in Oliver's Battery

Is my home in Oliver's Battery listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Oliver's Battery in the area you cover?

Yes. We cover the whole of London and South East England, and Oliver's Battery is part of that. You can call 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. What sits on the membrane affects the method, so we check the build-up first.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How is ELD priced?

Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks, and phone 07833 053749 or send us an email for a quote.
