Roof leak investigations for homes and businesses in Oliver's Battery
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. If you’re worried about ceiling stains that grow after rain and drips in the loft during heavy rain, we can find out what’s behind it.
For a small place like Oliver's Battery, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at most homes; commercial roofs usually need 3–4 hours. For a village or hamlet like Oliver's Battery, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- Tell us where we can park nearby
- Jot down any questions you want answered
- For a flat or shared roof, check access with the freeholder or managing agent

Common roof problems in Oliver's Battery
Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
Signs worth acting on include:
- Leaks below a flat extension roof
- Drips in the loft during heavy rain
- Water that shows only in certain storms
- Water coming in around a roof light or dormer
If you live near a park like St. Cross Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What to check before booking
- How long they’ve been surveying roofs
- Whether VAT is added on top
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether you get a written report with photos
Roof by roof
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Roof leak investigations in Oliver's Battery: local notes
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you live in an older home near Saint Mark's, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Olivers Battery Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Checking the roof from ground level
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
Oliver's Battery: your questions answered
Do you cover Oliver's Battery?
Yes. We cover the whole of London and South East England, and Oliver's Battery is part of that. Just call 07833 053749 or drop us an email and let us know about the property.
Does a conservation area affect roof work in Oliver's Battery?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What should I do before you arrive?
Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- An intermittent leak that shows no trace on the day
- Whether rotten timbers meet design loads
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

Useful tips for Oliver's Battery property owners
A little preparation and a few simple habits help. Some pointers:
- Tell us if there are tanks or pipes in the loft
- Photograph the stain each time it appears
- Protect furniture and flooring under the leak
- Have an electrician check any wet fittings
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.
Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.
