Local roofs in Oliver's Battery

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Saint Mark's: its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around St. Cross Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Landlord roof survey in Oliver's Battery

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. Common reasons to book are missing or loose roof coverings and cracked or lifting flashings, on gutters and downpipes, rented houses and converted houses.

In a small place like Oliver's Battery, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Common roof problems in Oliver's Battery

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

It’s worth booking a survey if you’ve seen:

  • Missing or loose roof coverings
  • Ceiling stains reported by tenants
  • Worn ridges, hips and verges
  • Damaged pots and flaunching

If you own a rental within reach of Shawford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • Will the report include photos?

What a roof survey includes

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

What a survey costs

When we price a survey, we consider:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

There’s no need for technical words. Just let us know:

  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before you book.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Oliver's Battery can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What we look for on each type of roof

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes where they can be seen.

FAQs for Oliver's Battery

How do I find out if my home in Oliver's Battery is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Oliver's Battery?

Yes, Oliver's Battery is on our map. A small place gets exactly the same survey as a big one.

How long will you be on site?

A visit normally takes an hour or two for most houses, with bigger or more complicated roofs taking longer. We will give you an idea as you book.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Larger buildings are priced to suit. Just phone 07833 053749 or send us an email for a price.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.
