How a pre-purchase roof survey works in Oliver's Battery

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey the roof space, natural slate and lead flashings and valleys, and common reasons people get in touch are ponding, blisters or splits on a flat roof and slates or tiles that have slipped or gone.

In a village or hamlet like Oliver's Battery, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason.

Honest limits

It helps to know what a survey will not do before booking:

  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we look at

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. In a hamlet or village like Oliver's Battery, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • Keep pets in another room

Advice

Oliver's Battery homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you let a flat or house near Shawford station, a written report helps before buying a rental or paying for a new roof on one. If your home is one of the older ones in the streets near Saint Mark's, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Why it’s worth a survey now in Oliver's Battery

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Why us?

  • Independent findings on the roof’s condition

Landlords, agents and block managers in Oliver's Battery

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your questions about pre-purchase roof surveys in Oliver's Battery

Is Oliver's Battery in the area you cover?

We do. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Oliver's Battery?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Are you insured?

We hold professional indemnity and public liability insurance.
