Pre-purchase roof survey in Eastleigh, Hampshire
A roof survey before you buy a house or flat around Eastleigh, with a written report you can act on. Book a weekday or weekend visit.
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
- Signs of past leaks inside the loft
Why act early in Eastleigh
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. Extensions and dormers on homes around Eastleigh often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

How a pre-purchase roof survey works in Eastleigh
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’re worried about gutters choked with leaves and moss and damp timbers or stains in the loft, a survey will tell you what’s going on, whatever the roof.
In a town like Eastleigh, older streets usually sit alongside post-war and newer estates. Older houses frequently have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. For a purchase or a new roof in Eastleigh, the type of roof decides where the checks focus. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.
After the visit, you get a written report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Walls, floors, services and rooms below the roof
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

Buying a home or a new roof in Eastleigh
About 2.5 miles south-west lies South Stoneham House, a reminder of how long the area around Eastleigh has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If yours is one of the older homes in the streets near Church of the Resurrection, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Notice patches of new decoration in top-floor rooms
- Find out whether the roof has been replaced or patched
- Share the report with your solicitor
- Ask the agent to check the loft hatch can be opened
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
Eastleigh questions
Does a conservation area affect roof work in Eastleigh?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Eastleigh in the area you cover?
Yes, Eastleigh is one of the places we work. Every survey there gets the same written report with photographs.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
Will you need to get into the loft?
Ideally, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
What happens on the day
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. A typical visit in Eastleigh begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there is safe access.

Do you need a pre-purchase roof survey in Eastleigh?
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
People typically book a survey after spotting one of these:
- Gaps where slates or tiles have come loose
- Flashings that have lifted or split
- Damp timbers or stains in the loft
- Cracked flaunching or crumbling chimney pointing
If you let a flat or house near Eastleigh station, a roof report gives you a clear picture before you buy or settle up with a roofer.
