Pre-purchase roof surveys for homes and businesses in Boyatt Wood
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. We survey flat-roofed extensions and dormers, clay and concrete tiles and lead flashings and valleys, and the problems we’re asked to look at most are chimney mortar that has eroded and roof slopes that look uneven or sagging.
Houses in smaller places like Boyatt Wood can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What we cannot see
In fairness, a roof survey has limits:
- Structural calculations (that’s a structural engineer’s job)
- A valuation or a promise of a lower price
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.
Roof types and parts we check
- Clay and concrete tiles
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Natural slate
- Chimney stacks
- The roof space
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Watch for stains or fresh paint on ceilings below the roof
- Find out whether the roof has been replaced or patched
- Ask for any paperwork for recent roof work
- Give your solicitor a copy of the report
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
What happens if roof problems are left?
Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. With lower homes, common in places like Boyatt Wood, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Questions from Boyatt Wood
Is my home in Boyatt Wood listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Boyatt Wood?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
How long does the survey visit take?
The visit usually takes an hour or two at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
Do you need a pre-purchase roof survey in Boyatt Wood?
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
These are some of the problems a survey can pick up:
- Flashings that have lifted or split
- Loose pots and cracked flaunching
- Gutters choked with leaves and moss
- Standing water on a flat extension roof
For landlords with property near Eastleigh station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Boyatt Wood, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photographs and recommendations before you exchange.
Getting ready for the survey
- Keep pets in another room
- Leave side gates unlocked
- Find any records of previous roof work

Buying a home or a new roof in Boyatt Wood
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Boyatt Wood is inside, or right on the edge of, the flight restriction zone around Southampton Airport. If your survey includes the drone, we ask the airport for permission first, and only fly if it’s given.
South Stoneham House lies about 3.1 miles south, so building around Boyatt Wood goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own one of the older houses in the streets near St. Peter's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
