About our chimney survey in Boyatt Wood
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and common reasons people get in touch are mortar washing out of the joints and flaunching that has broken away.
Around Boyatt Wood, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Why get it checked now?
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Around Boyatt Wood, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Different roofs, different checks
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Being in a smaller place like Boyatt Wood does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

FAQs for Boyatt Wood
Does a conservation area affect roof work in Boyatt Wood?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Eastleigh station?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or email us and tell us about the building.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What should I do with a chimney I don’t use?
There is no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.
Is Boyatt Wood in your area?
Yes. Boyatt Wood is part of the area we cover, and the service is the same as everywhere else we work.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Chimney surveys around Boyatt Wood
The wider area around Boyatt Wood has a long history of building, with South Stoneham House about 3.1 miles south. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building like Crestwood Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Lakeside Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For an older house near a landmark such as St. Peter's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
