Drone roof survey in Boyatt Wood

From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. If you are worried about worn lead at chimneys and walls and blocked valleys and parapet gutters, a survey will tell you what’s going on, on tall and steep roofs, large and complex roofs and chimney stacks alike.

Places like Boyatt Wood can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Your questions about drone roof surveys in Boyatt Wood

Do you cover smaller places like Boyatt Wood?

Yes. Boyatt Wood is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Boyatt Wood listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How much is a survey?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

How long will you be at the property?

The visit usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. We’ll confirm what to expect when we arrange the visit.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

What if it’s windy or raining on the day?

The conditions on the day decide whether a flight goes ahead. We will not fly in strong wind or a downpour. We will talk through the options if the day turns bad.

When you need someone else

In fairness, there are limits to any roof survey:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • What’s under the slates, tiles or felt
  • Flights in a restricted zone without permission

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What we look at

  • Tall and steep roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In a smaller place like Boyatt Wood, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Before the survey

When to book a survey in Boyatt Wood

Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Common reasons to book include:

  • Cracked slates and tiles out of sight from below
  • Outlets choked with leaves and silt
  • Slates or tiles shifted by high winds
  • Moss building up on slopes and in gutters

For an older house near a landmark such as St. Peter's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before booking anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What they won’t be able to tell you
  • What happens after the report arrives
  • Are they insured for the work?

What a good roof survey covers

How the survey changes by roof type

Flat roofs on tall buildings

Flat roofs on tall buildings are frequently seen by nobody. A drone shows ponding, splits, blisters and worn upstands.

Steep slate and tile slopes

Widespread slipping on slate typically means nail fatigue. We can see the extent of it from above.
