Boyatt Wood Flat Roof Survey

- Leaks around rooflights
- Ponding water that does not drain away
- Damaged trims at the roof edge
Useful tips for Boyatt Wood property owners
A little preparation and a few simple habits help. Our tips:
- Note any new marks on ceilings beneath the roof
- File the paperwork for the roof and any repairs
- Note where water lies after a downpour
- Treat rooflights and old sheeting as fragile
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
About our flat roof survey in Boyatt Wood
If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. Typical surveys look at water getting in at rooflights and pools of water lying on the roof, across felt flat roofs, mastic asphalt and GRP fibreglass.
Flat roofs in smaller places like Boyatt Wood can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- A fixed date for when the roof will need replacing
- Hidden layers beneath the covering
- Whether old sheeting or boards contain asbestos

What this survey covers
- Single-ply membranes
- Mastic asphalt
- EPDM rubber
- Felt flat roofs
- GRP fibreglass
- Upstands and outlets
What we look for on each type of roof
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit to a smaller place like Boyatt Wood is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller

Advice
Your questions about flat roof surveys in Boyatt Wood
Does a conservation area affect roof work in Boyatt Wood?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Boyatt Wood in the area you cover?
We do. The survey and report are the same in Boyatt Wood as anywhere else, and visits run on weekdays and weekends.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
How do I arrange a flat roof survey in Boyatt Wood?
Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Why get it checked now?
Flat roofs cannot usually be seen from the street, so they’re often overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. On a bungalow or cottage around Boyatt Wood, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

What else we do in Boyatt Wood
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
Flat roof surveys around Boyatt Wood
With South Stoneham House about 3.1 miles south, Boyatt Wood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building such as Crestwood Community School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Eastleigh station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near St. Peter's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
